sulìa was built alongside people who run short lets every day. Each feature replaces a job you do by hand today: answering guests, syncing channels, sending guest registrations, calculating the tax.
Airbnb, Booking.com, Vrbo and your website end up in the same grid. When you sell a night on one channel, it disappears from the others.
Wi-Fi, parking, times, things to do: she answers in the guest’s language, with the information you gave her. Breakdowns and complaints go to you.
Guest registrations go to Alloggiati Web as soon as the guest completes check-in, ISTAT is sent every month, the tourist tax F24 is already calculated.
The revenue manager recalculates every free night based on season, events, weekends and gaps between stays. It publishes on its own or waits for your yes.

No. You connect your existing calendars and sulìa keeps them aligned. You can also import a property by pasting the listing link: photos, description and rates fill themselves in.
You see it written on the module, with the estimated release. You don’t pay for it until we activate it, and we activate nothing without the balance and without it really working.
Yes. We use Meta’s official platform: the number and the conversations stay yours. Message fees are billed by Meta and shown in the app.
The Core with booking widget starts at € 4 per unit per month; with the Channel Manager it reaches € 6, in line with the most popular Italian systems. Compliance, the WhatsApp assistant and the revenue manager are added only if you need them, at a fraction of the cost of separate services.
From 7 to 31 January 2027, for the first 50 hosts: 25% off the first year. You pay a € 49 deposit, deducted from the fee. The first year starts at activation. From the second year you pay the list price.
Yes, the volume discount applies automatically: 5% from 3 units, 10% from 6, 15% from 11, 20% from 21. It adds to the first-year Early Bird.
Yes. We collect the request, send you a quote with hours and cost, and build it inside sulìa: it stays up to date with the rest of the product. You can also have an agreed price, your own domain and widget colours.
The subscription is yearly, with no multi-year commitment. If you don’t renew, you export all your data in an archive.

Yes. Alloggiati Web and the tourist tax work everywhere; ISTAT connectors start from Sicily and are added region by region.
